  1. Start with the payment, not the price.Aim for a full housing payment near 28% to 31% of gross income. The affordability calculator does this for you.
  2. Watch the non-loan costs.Taxes, insurance, PMI and HOA dues can add $400 to $900 a month on a typical Wasatch Front home.
  3. Compare total cost over time.For refinancing, the break-even month matters more than the rate drop. For rent vs buy, time in the home decides it.
