How a va loan works

VA home loans are guaranteed by the U.S. Department of Veterans Affairs. The guarantee lets lenders offer 100% financing and competitive rates without monthly mortgage insurance. With Hill Air Force Base in our backyard, VA loans make up about one in six of the purchases we close in Davis and Weber counties.

Instead of mortgage insurance, most borrowers pay a one-time VA funding fee that can be financed. Veterans with a service-connected disability rating are exempt. We pull your Certificate of Eligibility for you, usually in minutes.

Why borrowers choose it

  • No down payment

Keep savings for moving, furnishing or a rainy day fund.

  • No monthly PMI

On a $450,000 loan that can save roughly $200 or more each month compared with other low-down options.

  • Reusable benefit

Use it again after selling, or keep a VA home and buy another with remaining entitlement.

  • Limited closing costs

VA caps certain fees and lets sellers cover more of your costs.

VA loan questions

Yes. Entitlement is restored when you sell and pay off the loan, and partial entitlement can sometimes be used while you keep a VA home.

No. The VA does not set a minimum. We look at the whole picture, including residual income.

Your spouse can be a co-borrower. Surviving spouses of service members who died in service or from a service-connected disability may have their own eligibility.
